At First American Title, we provide services such as Title Insurance, Title Searches, Property Profiles, and Escrow Closing Services.

Title Insurance protects you against loss of a valuable purchase when you buy real estate. When you receive a deed, the seller can only give you those rights that they have previously received and have "good title" (full and legal ownership) to.
Our Policy: Besides describing your land and spelling out any recorded limitations on your ownership, our title insurance policy sets forth in clear terms what First American Title will do in the event that a covered flaw in the title is discovered, or your rights of ownership are challenged.

In simple terms, we agree:

• To defend your title in courts, at our expense.

• To correct or clear the title when possible.

• To promptly pay for your covered loss in the event of an unsuccessful defense of your title.

So, if a claim is made against your property, notify us immediately, preferably in writing, and include all of the information you have, including copies of letters, documents, etc.

Escrow: When used in reference to a real estate / property transaction, it is the process of the buyer and seller bringing legal instructions and money to a third, neutral party. This third party would be an Escrow Officer whom would complete the transaction in total compliance with the instructions set forth by the parties involved.
Escrows assure both parties are satisfied in completing provisions of the contracts.

Some of the services that our Escrow Department can provide are:

• Receiving a "Purchase and Sale Agreement"

• Ordering of commitment form

• Ordering of payoff statements

• Preparation of all the documents necessary to transfer title to new owner

• Collection of signatures, monies, and paperwork to close the escrow

• Disbursement of funds to all necessary parties
